BUYER CONSULTATION
This initial meeting can be conduct in person at an office, coffee cafe' or from the comfort of your home via zoom. In this meeting I will share with you the key steps of the homebuying process, including the importance of getting pre-approved and securing a home loan, what to expect and get a good picture of your ideal home as well as answer any questions that you may have.

LOAN PRE-APPROVAL
This is where you schedule an appointment and meet with a Loan Officer who will initiate the process of helping you to secure financing for the purchase of your new home. I highly recommend obtaining a preapproval, which takes the process one step above a pre-qualification. Obtaining a Preapproval letter signifies that your income, employment, assets, debts and credit has been checked, reviewed and verified. This is a huge plus when submitting an offer on the home of your choice, as it gives the seller an assurance that your finance has been secured and you've been properly vetted by the lender.

HOME SHOPPING
This is the fun and exciting stage, where we, together begin visiting and viewing homes based on your criteria, your selected homes of interest and homes that I've recommended.

RATIFIED CONTRACT
After finding your home of choice and submitting a well structured offer that the seller has accepted, you are now "Under Contract". Now begins the process of satisfying contract contingencies as well as getting your loan "Approved" and "Cleared to Close".

HOME INSPECTION
A licensed Home Inspector is hired to assess the condition of the home. A thorough inspection of the home is done with special attendtion to the roof, plumbing, electrical and foundation of the home. Though a home inspection is not mandatory, it's highly recommended for your knowledge of the home's condition.

UNDERWRITING
Once Under Contract, updated documents are requested and your file is submitted for Underwriting. At this stage, an appraisal is requested to determine the value of the property and your file is reviewed by an underwriter for completeness and compliance to ensure that the lender's guidelines are met. This review will determine whether the buyer is creditworthy and should receive a final loan approval.

CLOSING
Your loan file has been reviewed and cleared to close by the lender. The next exciting and final stage is CLOSING where you will sign documents and receive the keys to your new home.
